The Bullitt Center, a six-story, 50,000 square foot commercial office building, is situated at the northern edge of the Central District neighborhood, near Capitol Hill in Seattle, Washington. It was built by the Bullitt Foundation, a non-profit group based in Seattle that focuses on urban ecology and opens its doors to the public today on Earth Day [1].
This $30 million “living laboratory,” designed by Miller Hull Partnership, distinguishes itself from other sustainable projects with a 100% onsite renewable energy, water and waste management aiming for self-sufficiency under the Living Building Challenge , the exclusion of 350 common toxic chemicals including PVC, lead, mercury, phthalates, BPA and formaldehyde, as well as a safe, naturally day-lit and ventilated work environment built to last 250 years [2-3].

Project Motivation
During the design process, the owner of Bullitt Center, the environmentally-conscious Bullitt Foundation hoped that the new center would demonstrate that carbon-neutral office space could be “commercially viable and aesthetically stunning,” a series of systems that can be easily copied elsewhere without being overly demanding in upkeep. It aims to be the first urban building of its kind and commonly regarded as ‘the greenest office building in the world’ - not only represents the level of sustainability possible in a city setting, but also signifies a shift in the actual process of how buildings are designed and demonstrates the range of opportunities for inventiveness and creativity that are possible when integrated design teams target aggressive efficiency goals. Since the era of harm reduction, half steps, and lesser evils is behind us, as a society, we need to be bold in ways that were once unimaginable. Therefore, to move beyond the traditionally linear design, an diverse team targeting on the exciting integrated design process was orchestrated [2-3].
Designed as a leasable Class A office building, the Bullitt Center also serves as a living laboratory to elevate environmental awareness and to visibly convey the benefits and interconnectedness of sustainable design with regard to architecture, energy use, materials sourcing, government policy and financing. As a regional headquarters for urban sustainability and education, lessons learned in the design process and the results of the building’s dashboard tracking performance will be shared to encourage the green building community to meet and advance deep-green sustainability goals [4].
Project Achievement
After running for more than one year, the headquarters for the environmentally-minded Bullitt Foundation led by Earth Day founder Denis Hayes and other tenants, has achieved extraordinary levels of energy efficiency through integrated architectural and engineering design, cutting edge technology and components, non-toxic building materials, and conscious choices by tenants. The Bullitt Center also collects rainwater for potable and non-potable use. These elements reduce the six-story buildings annual energy requirement enough that it operates on energy provided by a roof top solar array and manages its own water and waste needs onsite, on an extremely tight urban block in rainy, overcast Seattle. As a living laboratory for net zero high-performance architecture, the building also serves as a center for sustainability education and seeks to change the way society views the relationship of a building to its environment. Interpretive displays in the building lobby explain the building and an online dashboard provides a window to real-time energy usage and other building functions. So far, energy performance is exceeding expectations. The building is operating net positive for energy, and is currently projected to remain net positive even when full occupancy is achieved. The success of this project hinges on a holistic approach to design and development. Beyond architecture, engineering and construction - to people and policy, the Bullitt Center models a new paradigm for sustainable urban commercial development[4].
